Appraisal FirewallX offers an automated solution to deliver the appraisal report and any other property documents to your borrower(s). For more information on how to automatically send the appraisal report to your borrower, please check out our Completing Orders guide.
To manually send any appraisal documents to your borrower(s), you can accomplish this within the order, via the Documents tab.
Select the box adjacent to any of the documents you want to deliver to the borrower(s). When at least one document has been selected, the Download and Delivery Options will become available.
If you are unable to find all the pertinent documents to send to the borrower(s), be sure to select the More Documents option.
Once the proper documents have been selected, choose Delivery Options.
By default, the Borrower Copy will be enabled. Additionally, the borrower email address will be populated in the Borrower's Email field. Users may edit the email address, if necessary. NOTE: if a co-borrower email address was included on the order, the CoBorrower's Email address will also populate in the appropriate field.
Should the borrower(s) prefer an alternative way to obtain their appraisal documents, users can select from the following options under the Borrower Copy section:
- I am printing and mailing the borrower copy - This option states the borrower(s) will be receiving a hard/physical copy of their property documents via mail by the lender. Communications Log captures this activity and the Borrower Appraisal eDelivery document reflects how the documents are being provided.
- I am hand delivering the borrower copy - This option states the borrower(s) will be receiving a hard/physical copy of their property documents in-person by the lender. Communications Log captures this activity and the Borrower Appraisal eDelivery document reflects how the documents are being provided.
- Borrower has waived right to receive appraisal - This option states that the borrower(s) have relinquished their right to receive their property documents in any capacity. For compliance purposes, a Waiver Attachment must be provided. Communications Log captures this activity.
When ready, select the Send button to deliver the documents to the borrower(s).
The system will generate a Processing Documents overlay.
To verify delivery, auditing purposes, etc., check the Communications Log. This activity will record the user that manually sent the borrower(s) their copies, the date/time that action occurred, who was sent the documents, and the names of the documents that were sent.
