Preparations for UAD 3.6
September 8, 2025 - Today marks a big day in the appraisal industry. As you may be aware, Fannie Mae® and Freddie Mac are modernizing the appraisal process with the rollout of Uniform Appraisal Dataset (UAD) 3.6. This update replaces the traditional form-based structure with a single, dynamic Uniform Residential Appraisal Report (URAR) built on the MISMO® 3.6 data model.
While Limited Production launches today, a majority of the appraisal forms software providers have announced they do not plan to have UAD 3.6 forms available until November 2025 (at the earliest trajectory) or later. Please note this may result in a delay for lenders to request orders with the new UAD 3.6 form.
Key Dates to Know
- September 8, 2025 - Limited Production phase begins for select lenders today. Fannie Mae's UAD 3.6 policy available here and Freddie Mac's UAD policy available here.
- January 26, 2026 - November 1, 2026 - Broad Production phase: lenders may submit using either UAD 2.6 or UAD 3.6.
- November 2, 2026 - Mandatory adoption of UAD 3.6; UAD 2.6 begins retirement.
What is Changing
- Transition from multiple, legacy forms to a single, data-driven URAR.
- Structured fields and standardized responses for enhanced consistency and automation.
- Delivering appraisal packages that include XML, PDF, and images for improved Quality Control (QC) and compliance.
- Enhanced data quality checks and alignment with ULDD Phase 5.

We want to reassure you that Appraisal FirewallX is actively preparing for UAD 3.6. Our technology and integrations are actively being updated to support this transition, to ensure no disruption in your workflow. You can feel confident that:
- Our platform will be fully ready in time for the Broad Production phase in January 2026.
- No disruption to your appraisal ordering or delivery processes will occur.
- We will provide resources, training, and support as the transition approaches.
Our goal is to ensure that the shift to UAD 3.6 is as smooth as possible for your teams, with no additional burden on your day-to-day operations.
